Simses & Associates represents clients in connection with the planning, gifting, purchasing and selling of real estate. Many of our clients own multiple homes; some also own rental properties and other commercial properties. Our attorneys have collectively handled thousands of real estate transactions. We provide assistance and advice throughout the entire process, including review of the listing agreement and binder, review of title documents and resolution of any title defects, review and negotiation of the contract, assistance in locating appropriate mortgage financing, preparation and review of closing documents, and coordination of and attendance at closing. We also have extensive experience handling new construction transactions, which entail a number of unique and often complex issues. Furthermore, we frequently advise clients in managing estate taxation by the use of qualified personal residence trusts for their domiciliary home and/or their vacation home.
